Friend cannot access realm

I have a friend that cannot access my realm or a world on my lan despite troubleshooting the obvious things. We’ve tried different making sure we’re on the same internet but have also tried two separate connections to do this. We are on the same version, apps up to date, add ons are fine, no weird firewall, multiplayer settings correct. I can join their games, they cannot join mine. They do get the boat error.
