Since the 1.18.30 update the bedrock realm I play on has been very unstable and freezes a lot.
Known affected players are on Xbox Series X, Xbox Series S, PC and Xbox One.
Block lag or complete server lag happens at random times, most notably:
players joining the realm
opening chests
standing idle
Sometimes this lag fixes itself after a few seconds, but most of the time the realm just freezes and becomes unplayable/unable to interact with the world.
If we leave the realm after this freeze takes place we are unable to rejoin for about 10-20 minutes. When finally able to log back in, the realm has rolled back to the last update, sometimes up to 30 minutes ago.
Edit 24 April: Since posting, I have noticed that the realm is stable as long as I stay out of areas with villagers (might be something else in the same area, but this is what I have noticed). Managed to play for 4 hours this evening with no lag, and when purposefully walking closer to an area with villagers the blocks stopped responding immediately.
The only other thing in that area with the villagers is a sugarcane farm.

Just checked if I could play while away from my sugarcane farm. Everything seemed fine until I got closer to the sugar cane plants. Possible correlation?
Also not sure if this is related, but my realm worked just fine before I made a nether portal. All this started happening after doing some stuff in the nether, ie. making rail line to a different area, and mining for ancient debris.
I'm having the same issue. My game world I created, loads but nothing can be interacted with. I can open a chest but it wont close. I can climb up scaffolding, but can't get down a gain. Then after about 30 seconds or so the game closes and then i get a "disconnected from Server" message. After multiple tries to relog in, it happens again. And in some instances now, the entire ground has disappeared before it crashes with the same server error message.
I logged out at our gold farm (which was off) near a large village. Afterwards, whenever I tried to log onto the realm, it would load to the point where it says it is "generating the world" and then either disconnects immediately or disconnects the second my avatar is visible.
I downloaded the realm and tried it on SP. It does not disconnect, but it might periodically crash the game while playing. I loaded a backup into a second world, from before the disconnects happened, and it worked fine. But, testing showed that the village/gold farm has a high chance of recreating the issue.
So far, no one else in our realm is affected. One person logged in to check the realm and it seems, aside from what I am experiencing, it is perfectly fine.

The basement of the gold farm, where this issue seems to trigger, has a portal to the nether.

Prior to this, when the XP glitch was reintroduced, our players had issues with signs and nametags. The text on signs would often disappear after being written and when this occurs nametags refuse to keep their renames (but still eat levels and anvils).
I reloaded a previous save and everything worked, until I went near a portal. The game became unresponsive and destroying a block from the portal, didn't actually turn off the portal. It was still active. Once I moved away from the portal, most of the worlds textures disappeared and took approx 2-3 mins to reload in. Going back to the portal resulted in the same issue, but this time I couldn't even remove any blocks. And when moving away again, textures missing. Closing down the session and reloading, then resulted in a server connection and the save file going from 70MB to almost 190-200MB.
I then tried to download a previous save and put it in the non-realm saves section and the file ballooned out to a massive 1.9GB and wont even open. So, it appears that whatever is affecting the realms save transfers over to a normal save, making the game unplayable.
So, you may want to look at portals as having something to do, with this issue.
Found a backup from @24 hours ago that isn’t broken. I think my issues are triggered by glow lichen. I’ve got a 50x50 maze with 2block wide walkways that I e decided to light up with lichen. Will see if it all comes crashing down agai
Since the 1.18.31 patch I can confirm that the issues I reported in this original post have been resolved. Thank you to the team who were able to resolve this quickly.
I am experiencing the same issue. I log into my realm and it is back to the same point every time. My sheep/cows/llamas have despawned. I can interact with chest for about a minute, but at some point they stop opening. After I log out and try to join again, I can't until I come back later on, at which point the cycle restarts. This is the third day this has been happening. Will I receive a refund, or extension of my realm? I pay for this service and it is currently unusable.
