And since i cant do videos here.
EDIT: this issue does not have players falling out of world. this issue is based on the player caching that was introduced in 1.9

To add onto this, if you disconnect while inside the unloaded/invisible chunks, you get stuck on "building terrain" if you reconnect. Very frustrating bug.
You do the most recent backup then join after your realms restarts. A realm restart will fix the chunk issue, mojang should add a restart button to the realms management menu.
Thanks for your patience while we work on this issue - just so you know, you can restart the Realm by closing and reopening it. Go to Subscription>Close Realm>Open Realm.
We had this happening in February and then it seemed to resolve itself. But this past week we had to restart the realm multiple times a day! Lost chunks in the nether and overworld, people stuck on loading screens. It is NO fun. The realm is 450mb and less then a month old. Has 50 members. Cheats are off.
Set up a Windows 10 Server and things were going fine until we opened a nether portal. Exiting the Nether is a real problem, sometimes hanging forever at 'generating terrain' and other times getting past that just to find a world with invisible/missing chunks. Running bedrock server 1.14.30.2. Workarounds found so far are only exiting/re-entering the game altogether, or changing the client's render distance to a minimum, walking away from the invisible chunk for long enough for it to despawn, then changing the render distance back. Neither of these are really viable for normal play.
And out of the blue, it is back. Some areas just don't load in on our realm. And what is funny is, that some players can see all the blocks and for other's it is just gone. I actually fell into a chunk, but could not place blocks to get out. When i tried placing blocks, the blocks that were there re-appeared: one by one. Other players int he realm is not as fortunate, with whole chunks not loading. It is not just momentary glitches, it either requires a whole realm reset, or an xbox hard reset... simply closing and re-opening the game does not work either.
[media][media]I have now seen a missing chunk after returning from the nether in a minecraft realms world. No delays exiting the nether in Realms though.
Effects the Bedrock dedicated server as well, when going between nether and the overworld. Reconnecting to the server fixes the issue though.
Looks very similar to my issue, only started appearing after the update to 1.9.0. Maybe related? https://bugs.mojang.com/browse/MCPE-41928
