I can also confirm ambient's finding in Windows 10.  I'm also having chunk loading lag as well (jonathan hale's issue).  Mojang believes this issue is fixed (see Issue 85614). It is not fixed in my case.

IMHO, the problem has become more pronounced, as most times those unloaded chunks will refuse to load for multiple minutes of standing in-game and looking at them.  I play mostly on a self-hosted server running the bedrock server software, version 1.16.201.02.  The problem is much, MUCH more pronounced when loading ocean chunks, to the point I can tool around in a boat pretty much anywhere in my worlds and chunks 2 and 3 chunks in front of me struggle to load.

In attempting to work around it when playing on the server, I've closed out of the game and attempted to rejoin the server, in which case I get the "locating server" message for multiple minutes followed by loading into the world and have a sudden time jump (like I'd somewhat loaded in, enough for my game to think it was day, but then in the waiting it has become night).

It's definitely worse in local multiplayer and on servers, although I have noticed chunk load lag in single player worlds as well.

Fully stopping the server and restarting it fixes the problem for a time (maybe for an hour or so of gameplay).

Elytra flight over oceans is impossible due to hitting unloaded chunks, in both single-player and multiplayer of any kind.

Server is a dedicated VM with 4GB of RAM and 2vCPUs (Core i7).  Client is running on a core i7 10 series with 16 GB of RAM and a 1650 Ti (latest game-ready drivers).

It also seems to be worse generating new chunks than reloading previously-visited chunks.  I can sail my boat into new chunks, wait a minute or 2 for chunks to load only to advance ahead another 3 chunks and have to wait again.

Edit: Added another screenshot of the game not loading chunks and a shot of "top" on the server.  Each bout of chunks not loading corresponds to the CPU usage spiking over 100% and staying there.  Since the bulk of the BDS binary is single-threaded, I think it won't consume all available resources (i.e. I have 2 cores, so it could use 200%).  When the game is functioning properly, the usage is between 25% and 40%.  This is an i7 running at 3.4 Ghz.
